As a consumer, I have visited many open houses. I've encountered every type from the professional, you know the man or woman who is dressed up like they are interviewing to be Vice President of the world, to the slacker who sits on the couch of the home and acts as if you are disturbing his Saturday afternoon.
How do you behave at an open house?
When to you approach clients?
Do you even begin negotiating price?
Louis,
For many years I was a "site agent" for several new construction projects in the South Puget Sound area. I have sat more "open houses" then I care to admit - no I will admit it because I sold a ton of house this way.
You will not find me dressed to the 9's. I dress to the demographic of my project. I will always welcome a consumer when they come in the door. From their response I can tell if they want to be left alone or if they want the full tour. If they want to be left I will encourage them to browse and when they are done to bring any questions they have. If someone wants a full tour they will get it with all my enthusiasm.
I believe that consumers get to decided when, where and who they work with. This doesn't mean I will not "ask for the order" I just do it in a way that is best for each individual customer.
I have asked consumers to leave my open houses if they are only there to be negative or confrontational.
I also understand that not every open house visitor is going to be a home buyer and if they want to come to my homes to see the latest in style and furniture - come right in! Want to get my exterior paint colors - come right in! You never know where business is going to come from and one person out there "cheer leading" for you is a lot better than none.
Thanks Jo
What precautions should one take when conducting open houses? There have been stories in the news of Agents getting assaulted and even killed while conducting open houses.
